The method
tiles = area ÷ (tile size + grout joint), plus waste
The grout joint changes the count
A 12-inch tile with a ⅛-inch joint occupies 12.125 inches of floor, so it covers about 2% more area than its face suggests. On a small job that is noise; over a few hundred square feet it is several tiles.
Ten per cent waste suits a simple rectangular room laid straight. Allow 15% for a diagonal layout and 20% or more for a room with many alcoves, because every cut leaves an offcut you probably cannot use.
Buy tiles from one batch. Dye lots differ visibly, and returning for more later often means a shade that does not match.
